[Husker] SP and Buyout

What I don't understand is why was SP granted a guaranteed contract? Why does an AD that obviously wasn't going to leave and go somewhere else get a guaranteed contract that we now need to buy out?  I understand why ADs do that with coaches (recruiting purposes), but why did Pearlman find it necessary to do with SP?  

Any thoughts?
