Just a quick note! As a former trainer for X10 PRO, I had tremendous success with X10 technology for a very long time. One must NOT try to just compare the cost difference between X10 and the UPB offering and stop there! UPB is a phenomenal product with unbelievable flexibility in its programmable functions. I have seen dozens of installations of UPB and am truly marveled by its capabilities.
If UPB only did what X10 was capable of, I agree it is more expensive. The beauty of the OPII is its ability to communicate with both X10 & UPB. As my X10 devices began failing I simply replaced them one at a time with UPB -- a painless transition! I hope this points you in the right direction. I tend to favor products that have more than one manufacturer behind them, Insteon doesn't!
